Traditional Tenements

Historically popular across areas of Edinburgh and Glasgow, traditional tenement flats have been a staple in the Taylor & Martin property portfolio since the beginning. Defined in Section 26 of the Tenement (Scotland) Act 2004, a tenement is: “Two or more related but separate flats divided from each other horizontally”, is it estimated that approximately 40% of all Scottish housing is defined as a tenement. 

Traditional tenements that you’ll see across Glasgow are either red or blonde sandstone born as a result of the city’s population rapidly expanding during the Industrial Revolution in the 19th century. 

While these tenements have an undeniable charm, they come with unique challenges for those tasked with maintaining them. Common issues associated with tenement buildings include decay, regular maintenance and other age-related challenges, which can make repairs more difficult and expensive.

New Build Developments

We work with some of Scotland’s biggest property developers such as Barratt Homes, CALA, Persimmon, Artisan Real Estate and Kelvin Properties. By working proactively with these developers, we’re brought in early, ensuring that we add value from the start. We stay involved throughout the project, supporting both the developer and client. We can meet new owners during the onboarding process and often attend launch events and sales open days.

Our level of management varies depending on the type of development. These can range from high-volume housing sites and grounds-only contracts to flatted developments.

In cases of housing developments, we manage the shared common areas of the development, such as landscaping and play areas. This is also known as a grounds maintenance contract. With apartment blocks, we facilitate common buildings insurance and the management of communal areas such as hallways and landings, lift maintenance and landscaping around the building.

Listed Buildings

Managing listed buildings requires a delicate balance of preservation, maintenance and repair. Many of the oldest properties we manage are classed as listed buildings. Our property management specialists are well-versed in the regulatory requirements and conservation techniques needed to maintain these historic treasures. 

We provide a bespoke management service tailored to each property’s unique character. Our approach respects original features and the modern elements often integrated into these properties, whilst also complying with building regulations and safety standards.

Converted Properties

Converted properties not only offer unique living but also act to preserve traditional architecture and design. At Taylor & Martin, we are proud to manage many converted properties across Scotland. Many of the properties in our portfolio are converted schools and churches that have been lovingly restored from disused, neglected sites to beautiful homes in thriving communities.

Our management of these properties is often thanks to our great relationships with developers renovating these buildings. But we also gain opportunities through existing property owners who have heard of our strong reputation.

Our level of service for managing converted properties can vary depending on the level of restoration involved. But our commitment and professionalism towards homeowners and the specific needs of their properties remain the same.

High End, Luxury Properties

We pride ourselves on offering a truly bespoke service. That is why we are often approached by homeowners of high-end, luxury properties seeking property management services which match the quality and value of their investment.

These types of properties range from converted townhouses to luxury penthouses in the most affluent areas of Scotland, such as Park Circus in Glasgow. Most notably, 25 Park Circus was the first property we began managing and still manage after 11 years.

Homeowners turn to us for our personal, proactive approach, knowing that we will take care of their home with the greatest responsibility, as though it’s our own. Many of these luxury properties and developments will have a concierge service, which we also manage and are representatives of Taylor & Martin on-site.

Retirement & Sheltered Housing

Often mistaken for nursing homes, we understand that retirement homes and sheltered housing are much more than that. These types of properties are about providing a community and support for independent living.

Whilst there are shared facilities and often communal areas to socialise, residents’ homes are totally private and self-contained. Residents often share amenities such as gardens, laundry facilities and communal social areas.

The style of properties within retirement and sheltered housing developments ranges from individual houses, such as bungalows, to apartments in a development.

At Taylor & Martin, we enjoy the day-to-day management of retirement and sheltered housing developments and the relationships we build with the residents in these communities.
